Request for Qualifications: Architect Services for Wayland Arms Slab Repair & Seismic Upgrade

Description

KCHQ is accepting submittals from qualified Architectural firms to assist with the design/approach of the Wayland Arms Slab Repair and Seismic Upgrade project.

Scope of Work

1. Provide design/approach to create/provide temporary hydronic heating and domestic water availability throughout the construction process.
2. Provide design/approach to remove south slab area, remediate soils as necessary, address underground plumbing and utilities, provide pin pile and other structural under south slab and elective seismic support (south and north wings) as necessary, and re-establish new slab areas affected by this work.
3. Provide design/approach to provide new elective seismic support on the first floor (south and north wings).
4. Work with Owner to define new interior configurations for south wing; re-establish existing features on the north wing (framing, MEP, lighting, drywall, paint, interior wall and floor finishes, cabinetry and millwork as designed).
5. Provide design/approach to address common area ventilation system issue.
6. Provide design/approach to re-establish hydronic heating boilers and domestic water tanks.
7. Provide bid documents, permitting, and CA support as appropriate.
8. Preparation of schematic drawings, permit drawings, and construction specifications.
9. Provide Architectural Specifications and other design services related “as needed” to complete the design and construction drawings/specification of the project for:
a. Structural, Civil, Electrical/Mechanical/Plumbing and other related services.
b. Structural concrete and steel reinforcement, pile driving, soils properties, underground plumbing, slab, soils, plumbing and building assembly/material inspection/testing as necessary (detailed above).
10. Provide rehabilitation design for existing building.
11. Inventory existing building deficiencies as necessary.
12. Provide cost efficient functional architectural design that also meets elements of environmentally friendly designs.
13. Perform analysis and evaluation of existing conditions and make recommendations for improvements, solutions, or modifications to existing conditions.
14. Cost and time estimates.
15. Code compliance issues.
a. As requested, air quality and energy code compliance.
16. Feasibility studies.
17. Permit application.
18. Field observation/inspections.
19. Respond to RFI’s on the project.
20. ASI responses to complex construction issues.
21. Provide material selection, finish options and colors.
22. Coordination with KCHA, contractors, and other professional disciplines.
